Exciting changes are on the horizon for Folca, a prominent building in the heart of Folkestone town centre after Folkestone & Hythe District Council announced a dynamic new strategy for the site, aiming to transform it into a vibrant destination for both residents and visitors.

A key part of this plan involves selling Folca 1, the Edwardian section of the building located on Bouverie Place. This decision comes after a medical centre developer determined that a healthcare facility in this specific section was no longer feasible. After a thorough assessment, the council concluded that offering Folca 1 on the open market is the most effective way to kickstart the broader regeneration of the entire Folca site. By engaging with the private sector, the council hopes to unlock its full potential.

Meanwhile, Folca 2, the iconic Art Deco section situated on Sandgate Road, is still envisioned as a flexible, mixed-use development. This could encompass a variety of uses, including retail, leisure, and even a new medical facility, as the council continues to explore options with the NHS Integrated Care Board. This adaptable approach ensures the council can respond to evolving needs and opportunities.

The regeneration of Folca 2 is set to benefit significantly from a £1.44 million grant from the Public Sector Decarbonisation Scheme, specifically earmarked for carbon reduction initiatives. This investment is part of a larger £20 million “Folkestone – A Brighter Future” government-funded programme, with £2.2 million directly allocated to the Folca project.

Cabinet Member for Assets, Cllr Connor McConville said:

‘Along with the Folkestone – A Brighter Future project, the regeneration of the Folca building will have a positive ripple effect on the rest of the town centre. I am looking forward to watching the development of Folca 2 come to fruition.’

A full business case for Folca 2 and final set of recommendations with the preferred occupation strategy will be presented to councillors in the autumn, with potential construction starting in early 2026.
