A major plan has been submitted to transform the derelict former gasworks site on Ship Street in Folkestone into a new residential development. The proposal, put forward by Folkestone & Hythe District Council, outlines a vision for up to 135 new homes, including 22% designated as affordable housing.

The council, which purchased the brownfield site in 2021, aims to revitalize the long-neglected land that has been mostly vacant for over 50 years. The proposed scheme, designed by Fletcher Priest Architects and Arup, features more than just homes. It also includes a new pocket park, a vehicle-free green pathway connecting Folkestone Central station to the town centre and harbour, and the preservation of the historic brick walls on the corner of Bournemouth Road and Ship Street.

“This site will deliver an exciting new residential development, provide much-needed homes and offer pleasant walking and cycling links,” said Councillor Connor McConville, Cabinet Member for Assets. He added that reaching this milestone is a significant step forward in bringing the site back into use.

The project has already received significant support. Public engagement events held in 2022 and 2023 showed that most residents agree that building homes on the land would improve the area’s appearance and safety. Additionally, central government backed the project in late 2023 with a £2.5 million Brownfield Land Release Fund grant to help clean up the site. The council is now looking for a developer partner to bring the regeneration scheme to life. The local planning authority is currently consulting on the application. Cabinet members agreed the amended delivery strategy for the site in January 2025 – a move that will enable a developer partner to bring forward this vital regeneration scheme. It is currently being marketed and interested parties are encouraged to get in touch through agents Avison Young.
